What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the general layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are measurement services required?

Disputing real estate taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more space than you actually own! Unless a certified appraiser has recently executed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before contesting what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Putting a home up for sale

A home floorplan service can ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a previous appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For agents

To make sure that your client's home sells at a price that correctly reflects market value, we recommend requesting a measurement of the property. Your clients, and especially potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic to interest potential buyers because they can review the layout and attributes of the home before and after touring.
